Booked for a 30th birthday celebration. Superb property! Particularly enjoyed the huge kitchen/dining room and hot tub. Speaker system provided was a nice touch. Would highly recommend to anyone.

Lambourn house is a wonderful property however we did have a few issues during our stay. Firstly there were two bathrooms out of use. One was attached to the bedroom containing 5 singles. This was being renovated and we were not given any advance warning of this. The other en-suite had a shower that was unusable - either extremely hot or freezing. As a result we were 20 adults using three bathrooms. We also found mouse dropping in one of the bedrooms. We were travelling with young children who were crawling so this particularly worrying for us. Also I would say the rules of the house are extremely onerous and pedantic. So much so I would say it stopped us fully enjoying our stay. When we were being checked in we were warned of being fined over so many things it was difficult to keep track of. I would also mention the dishwasher is next to a sink you cannot put anything in to in case it scratches. This is highly impractical and I would suggest they move the dishwasher. Another rule of the house is all bed linen and towels to be brought downstairs - quite a few pregnant women in our group so this was a big inconvenience. Also think it's a step too far for house rental. The price is high enough that cleaning etc should be covered and we generally expect hosts at this price point to be making the stay as comfortable as possible which is not what we felt at lambourn house. We do this trip once a year and will not be considering lambourn again. We did get £150 refund for our troubles but this still would not lead me to recommend the house.

The house is great, the location quiet and beautiful. There were sufficient places to sit and relax no matter the weather and we never felt that the 5 children were under our feet. The kitchen was more than adequate for all the cooks spoiling the soup there at the same time and there was plenty of room to spread out. Only a few quibbles: there was an ironing board but no iron that we could find, the wine fridge barely chilled anything despite our turning the temperature down to 1, there was nothing in the kitchen that I would have expected so we had to go out and buy washing up liquid, kitchen rolls, silver foil and cling film. I would have thought that these would be basic. Also no tea bags, salt or pepper. On the plus side there was plenty of tp and # of bathrooms so no one ever had to wait for facilities, the beds were very comfortable and the house was very quiet despite there being 21 people. Everyone had a wonderful time and would definitely like to go again.

Brilliant large house in a beautiful setting. Really good transport links with the M4 being so close. Our group loved the outdoor space, hot tub and all being under the same roof.

We had a great stay at Lambourn House. It felt grander than it seemed on the photos which was lovely and it housed us all perfectly. We didn't expect it to be quite so 'off the beaten track' but it was nice to experience country living for a couple of days. Would definitely recommend for a large group.

The pictures simply do not do this place justice. When i booked i was worried about the space, when we arrived we could of come with double the amount of people. The house is well kept and perfect for large gatherings, only issue is the wifi could be a little better but apart from that everything was great!

Our stay at Lambourn House was easy to arrange through kateandtoms web site. they also provided very detailed information and guidance . Where an unusual answer was requested, they acquired this from the owner immediately. It is a lovely quiet setting and we were a large group that rented both Lambourn and adjacent Ridgeway House specifically wishing to spend time together for a large family celebration, it suited us perfectly. The owners were so gracious, the houses and gardens well equipped and spotlessly clean and warm. We did miss a few sharp knives, hand towels for the loos, some dish cloths and a roll of Paper towels. These would have been helpful. The initial finding of the houses could be helped by placing clearer signage at the junctions. (There is another Lambourn House in the village also and SatNav covers a wide area with the same post code.) We can recommend these two houses with the spacious rooms, plenty of seating, the games rooms, the hot tubs, the sauna and fire places too. Just a word of advice, read the details of bed numbers in each room as in multiple occupancy rooms, it may not suit a couple to share with another couple for example, ie 2 doubles/4 singles. All doubles can be made up as singles or v.v. which is a great help. they

Lambourn House was an excellent venue for our team away two days. The house is set in stunning grounds and the accommodation and living areas gave us the flexibility we needed. We were also particularly impressed that when we needed printing facilities that someone was able to provide one within the hour of the request. Thank you.
