“Not having used this product and having a commercial and daunting task of a well neglected patio to resurrect back to life again, I searched and chose this product from the many available on the market and from the few reviews posted! Don’t get me wrong and no one highlighted the amount of work and attention needed to get a great, no, fantastic finished it can deliver. I say this because of the state of patio prior to starting and seeing the end result, unbelievable. My only negative but its not a negative was the quantity I had to use was nearly double but the client was Overwhelmed with the result. I followed the directions but applied with a sprayer in small manageable areas and used a very stiff brush to work it in after allowing it to soak as directed. Each area had a minimum of 3 applications but you can prepare a further area in advance after the initial start which speeds thing ups. Black spots where initially reduced and again after each application but don’t expect them all to disappear immediately, especially the stubborn ones. Unfortunately some would not go totally but with a light spray of the neat product and soak, the use of a light duty wire brush worked well and did the job. Summary. Question - would I use the product again? Answer - Most definitely Pro’s/Con’s - did the job brilliantly / used more product used than recommended (patio was really bad)”

“It's my 2nd year using Floorseal products - again "Perfect" is the word that I can use to comment about. I used their Black Spot Remover Plus last year and touch up work this year with their Patio Cleaner Plus - they both worked brilliantly. They turned supposedly, boring and time-consuming work into more interesting and satisfying. I followed most of their instructions except I applied the products onto the pre-wet area with a paint brush.”
