“A mix of bleach and caustic soda I understand - less effective than an industrial steam cleaner on deep 'stains' but perfectly reasonable otherwise. It is better than off the shelf alternatives I tried but comes up short against serious cleaning power.”

The product is designed to be the opposite of an industrial steam cleaner (which would not remove black spot lichen regardless of its power). It is a user friendly product designed to remove lichen for around £30.00 verus buying an industrial steam cleaning machine for many thousands of pounds! It can even be used without the need to purchase a pressure washer for £150.00 (which again will not remove a lichen). The tradesmen who use this product will still use a cleaning agent and rinse off - steaming does not work on lichen. It may work on general dirt and algae - but so does a pressure washer.

“I was given ridiculous quotes to clean our paving slabs. So decided to check out how I could do it myself and also what product I could use. I contacted Floorseal and explained my type of stone. They were polite, helpful and knowleagable and told me I needed Black Spot Plus. I divided the large area to be cleaned into sections and did it all myself in stages without a pressure washer. It was like magic! . All 260 large slabs plus a two car drive are now in pristine condition. I needed 35 litres which were quickly and efficiently dispatched to us. Have been receiving lots of compliments from neighbours and others. No hesitation in recommending product and company to everyone. Thank you Floorseal. Pam”
