Dreadful experience, first call to agree a sale price, second call to see how vulnerable you are, ( just lost my mam and have a disabled son) six weeks after I found myself begging for an update to be told I was only going to get £30k less than the offer they originally gave me. These people don’t care about anyone, I was warned about this company but the sales team made it sound so positive. So yes I got totally scammed by this company. Please don’t use this company if you want a quick sale, they will dump all over you and not care one bit.

A set of smug pen pushers, who will rinse every penny possible from vulnerable people. I don't know how they sleep at night.

After agreeing to accept an offer over £200k below asking price which was our choice as we would have lost the property we wanted to buy. But at the eleventh hour when we were due to exchange the property buying company withdrew from purchasing only to come back with another offer days later of £60,000 less! We were stuck we had paid almost £20,000 in fees we would had lost and would have lost the property we were buying. We had to sell everything to raise the extra money. It made me ill. I cried for months and will never get over what Adam did to me. He’s very clever it’s all done by phone so you have no written evidence. DONT ever use this company they are scammers of the worst kind underhanded and despicable please stay away from them

Do NOT use this company. They LIE LIE LIE. Unable to deliver on any promise on their website. Took 3 months and still did not complete. They look for investors, do not use their own money. Incompetent deceitful dishonest liars. Lure you in with a high offer which 100% guaranteed they reduce using every excuse in the world so you get 70% of your home's worth in the end not 85%! Use non independent surveyors so you are never going to get the original offer as they are in cahoots. Also make their Solicitors delay everything blaming everyone when they are responsible for the delays! This should be investigated Take a look at TrustPilot. Report them for breach of the Property Code. Commercial Director Adam is the worst. Deceitful, dishonest and a real useless lying weasel of a slimeball with no integrity or ability. Bet he wouldnt get a job in a proper company. They try to find investors to take your home so delay process as long as they can. Was offered a better offer by another cash buying company who able to complete within 2+ weeks not 3 months!! AVOID THIS COMPANY AND REPORT. TOTAL SHAM and will waste your time and offer lowest offer of all cash buying companies. Clueless

STEER WELL CLEAR! The Property Buying company do not buy homes with there own cash - well not from my bad experience with them. Before you sign up with The Property Buying Company my best possible advice is click the 1 star reviews and take note of those rather than the 5 star reviews. The 5 star reviews are generally from people who have had an initial call with Grant Bishop not from people who have gone through the full process. My experience with the Property Buying Company: - The initial call to Grant was very positive and a lady came out to visit my property to provide a valuation - In November 2023 I signed up with The Property Buying Company with a completion date of 22.12.2023 - January 2024 chase chase chase - getting ghosted by Adam (Commercial Director) - February 2024 and still no completion and told "your near the top of the queue" "we are nearly getting it over the line" - 6th February I inform TPBC that I am no longer selling to them. I signed up to another house buying company and within a day of signing up to the other company Adam was straight on the phone trying to apologise for all the delays and coming out with excuse after excuse and asking me if I still wanted to sell to them they would get it over the line.......No! after reading other similar reviews of being strung along why would I! TPBC basically sign you up, tie you in, put a unilateral notice on your property with the land registry and try to find an investor for your property, if you are lucky they might find you one, if you are not so lucky, like many others your just be strung along for months. There are only a couple of genuine cash property buying companies out there who buy properties with there own money, TPBC are not one of them. Your best to put your property on the open market and drop the value if you cannot sell at market value. Unfortunately the quick buying house market is unregulated and companies like TPBC thrive on it, there are so many false claims and mis-advertising on there website. I hope you find this honest review useful.

Hey, we're sorry for the delayed reply, we haven't used this platform for our reviews in years. We're unable to find any details, but market value of a property is very subjective. It may have been the case in this scenario that our valuation just unfortunately didn't match up with what your valuation was. This happens from time to time, and we know the service isn't for everyone. No harm, no foul though, right? It only took a few minutes of your time to find out the offer :) Best wishes, TPBC

I gave my asking price, The first lady i had contact with came back and said the team had had a talk and they made an offer i said yes . The second lady i had most contact with Olivia was great any problem she look into and fixed it. Then when i was to far along the path to turn back they then dropped the offer by £22,000 saying up to you take it or leave it.

Hi Richard, I'm sorry for such a late reply to this review, but we don't and haven't used this platform in a number of years. We're sorry to hear that your offer was changed, the only reason this would have happened is the RICs may have been returned at a much lower value than we had unfortunately anticipated. We do our best to value the house as close to what we perceive to be market value, with our in-house underwriting team & regional managers, but sometimes our estimate may be slightly off the survey which means we have to re-adjust our offer. It doesn't happen an awful lot, but on occasions it's unavoidable and we're really sorry to disappoint you in this scenario. We do have alternative options that may be able to get you closer to market value, although I appreciate you may not be looking to sell anymore. We wish you all the best, TPBC

Following posting this update, I received an email telling me the whole delay/lack of communication/dreadful service was due to them not receiving a health and safety report until 26th July! Really? Then an offer to find me a buyer. Told them I'd rather give it away!

Hello Linda, I believe we managed to sort your issue, with the following review placed from yourself on an alternative platform: "Change of management I had a terrible experience with this company 2 years ago however I have recently received a call from the new owner/director who apologised for how I had been treated and reassured me things will be improving. This was very appreciated" Please do let us know if you need any further assistance. Best wishes, TPBC

I was intending to give an update on the complaint I made over a month ago but that's not possible due to the 7th person who contacted me during this process ( Raphael, Jonathan, Daniel, their solicitor, Ellie, ??? who informed me the sale wasn't going through and finally Adam) I havent had any update or explanation. Surely after being over £1,000 pounds down by now I deserve an explanation! Still appalled!!

Very poor communication, took until a week before the sale was due to take place to call and reduce the offer by 35k! This was after they confirmed I should give notice to my tenant and requested documents I had to pay to get. Now in a position of no tenant, no rent and already £1100 down. Appealing, don't go near them!

As I read the other reviews they were all true to my experience , we were given an very low offer due to coronavirus situation , but we agreed an offer and signed contracts and sent all details to their solicitors ,then at the last minute they said they could only offer a lot less, I was warned about this but now I want to warn other people not to waste their time with this company .

Hello Peter, Sorry about the delay in getting back to you. I hope that you appreciate during the Coronavirus crisis, we had to be careful about what properties we were purchasing, the housing market was and still is very unstable. We did offer you an initial figure which you agreed as you state. As the lockdown continued, and the effect on the housing market became more apparent day by day we, unfortunately, had to revise our offers on some properties we saw as a higher risk. We outlined this to you, explained the situation and provided you with an amended offer, which you weren't happy with & we parted ways. This was at no cost to yourself, as we covered all the fees incurred. We normally wouldn't and don't operate in this way, we just had to be more careful during this very tough time & we apologise for that. Best wishes, TPBC

Getting text messages out of the blue. Never wanted to sell my house nor gave you permission to text me or store my number (GDPR). I have reported these for not being GDPR compliant as I never spoken to this company before.

Hi David, We're sorry that you had a bad experience, but we can't find your details anywhere on our system to find out what happened. Not too sure what you're getting at with the "Ask the right questions", we do pride ourselves with being up front and honest, and for the most part our reviews are positive across all of our platforms! Could you please email myself at mathew@thepropertybuyingcompany.co.uk so we can look into exactly what has happened & hopefully put things right! Kind Regards, TPBC

If I could have given zero stars I would! Vivo passed on my details, stating that The Property Buying Company offer 80-85% of the Market Value, so when Mr Isaacson, the “Team Leader” replied I had high hopes, but these were quickly shot down. He hadn’t bothered to do any research before contacting me, so had no idea of my Property’s potential, he also had no knowledge or experience of my local Property Market, so didn’t know what The Property Buying Company could achieve after they had bought my Property, the offer which Vivo stated of 80-85% of the Property Market is misleading, try 8%! - If Mr Isaacson is meant to lead from the front what does that say of the calibre of staff who are following by his example!!

Hi Mr Damms, Thank you for taking the time to review us. We at The Property Buying Company are a trusted partner of Vivo Property Buyers. We found your property listed with a popular online estate agent for a price much lower than what you had told us and our partners it was worth. Therefore, we didn’t make an offer for your property because we aren’t able to offer more than what you’re nationally advertising it for. Feel free to get in touch over email and we will see how we can still help you. Many thanks TPBC
