A beautiful, well presented and well resourced house in lovely gardens. Our 18 strong family ranged from 3 to 74 years and there was always something to amuse or divert us. We have great hopes of booking again when we are all available. The bedrooms were faithful to the website photos and plan with bathrooms to match. It would have been helpful if the layouts conformed to the one I sent a week before our visit. The shower screen in bedroom 8 needs replacing and I forgot to mention that the bulb in the bedside table lamp went on the last day. Downstairs reception rooms are great, especially the elegant drawing room, however the dining room struggles to seat 18. The kitchen worked quite well but we had to use the utility room dishwasher until we realised the kitchen one works if the tablets are left in the body of the machine as the dispenser did not open. We cooked most days but found that larger saucepans would have helped as would baking trays and roasting pans that actually fitted into the ovens. .Games room and playroom facilities were very welcome though table tennis is not really viable within that space. The Pool proved popular but the lack of heating the first 3 days and the cold water input on the final day meant that only those with wet suits were able to enjoy it as long as they wanted. We had taken our own tennis equipment and were impressed with the provision available for the youngsters, so the tennis court saw lots of games. We much appreciated the gardens, though it would be a shame if they are allowed to become too wild and some of the plants succumb to brambles and nettles. With 11 children we were able to make good use of the vast open spaces for rounders and football while the wooded areas and lovely pathways were great for Hide and Seek. You asked for feedback and I hope this is helpful. The main fact remains that every one of us had a marvellous holiday in beautiful surroundings. Many thanks, Patricia

Pedington Manor is a place where family 'get togethers' can happen in comfortable luxury. There is enough space, with numerous rooms so that everybody can 'catch up' either as a big group or at times just a few people. All the equipment is of a high standard especially the beds - they are just so very comfortable. Having the option of a large group either eating 'formally' in the dining room, or 'more relaxed in the huge kitchen or out on the patio.......... endless possibilities. This is our second visit and we have all agreed we will back in 2017. And the play ground for our grandchildren is simply delightful .

The house is in a superb location right by Mawgan Porth beach - it was a very short walk through the dunes to the sand. The beach is also excellent - great mix of sand, rockpools and surf with lifeguards on duty. Nice town with some trendy cafes as well. However the house is tired and poorly maintained (old kitchen, rusty locks, DVD didn't work, dishwasher broke while we were there). It is also very much the owner's house rather than a professional rental property so it was full of their stuff and rather unique decorative style. It's a shame as the location is first class and there is great potential.

Incredible! the house was great - beautiful interiors and the most fabulous views. So much entertainment and beautiful surroundings. Gemma was a great host - on hand to help with any queries but left us to it in the main. Would definately reccommend a trip here. Surrounding area is lovely - we went to a nearby lake for watersports which was great, enjoyed the nearby walks and had lots of fun at the house with the pool, cinema room etc. Thoroughly reccommend! Thanks for a great stay.

We were group of 13 Adults and 7 Children and stayed at Derwentwater House in August 2016 for 3 nights. The place is amazing and our only regret was that we did not stay longer. The team at Kate and Toms were a pleasure to deal with. We would certainly book with them again.

We booked through Kate and Tom's for a midweek break at Riverside Mill. The booking process was straightforward, although I agree with other users that response from the team is a little slow at times, however they are polite and helpful. Riverside Mill is an exceptional place to stay...it has something for everyone, there is ample space both indoors and outdoors. The property is well maintained and the surrounding gardens are exquisite. This is our second booking with Kate and Tom's no doubt we will be booking again!!!

Even though there was an initial error with double booking , you quickly and professionally resolved the problem . We could not have been happier with the outcome! Kimmeridge Hall was stunning ! A real honour to stay in such a beautiful property - we were overwhelmed by the beautiful art works and furniture and the fascinating historical documents . The bedrooms were all very comfortable with high quality linen and towels and the bathrooms were great. We enjoyed the gardens - having lunch on the terrace, playing croquet and the front lawns were super for rounders and football for the youngsters. The views in the morning from the front bedrooms , drawing room and dining room were out of this world! The welcome from Julie the house manager and her staff was very friendly- she was a gem ! Reassuring too to know she was on site in case of any issues. We wouldn't hesitate to book through you again or to recommend you to others.

Fantastic 4 nights at Churchill Wood celebrating my birthday with my family. A wonderful house with absolutely everything we could ask for. There were 9 adults and 5 children and we still felt there was plenty of room in the house. The garden is huge, excellent for kids ... and the hot tub a definite hit with the grown ups! We all loved our stay and would have no hesitation in returning ..... a very big thank you from us all!

Lovely house but needs a bit of TLC, particularly the garden which must have been beautiful when properly cared for. Flower beds are overgrown with weeds, trees are dead or need severe surgery - such a shame that it has been neglected. Major problem for us, being a large party with several small children, was the lack of a washing machine and dryer. Not a problem for weekenders but not good if you are here for longer. Some small problems with showers and hot water provision in two of the bathrooms, reported to Marian. Also a water leaking refrigerator, for which a new part has been ordered after the electrician's visit. This should really have been identified and fixed before our arrival. Overall we enjoyed the house, despite fairly mixed weather. Would go again, if there were a washing machine !

Super family home. Lovely walks accessible directly from the property. The family live here so there are lots of basics in the kitchen. Juliet Eastwood caters and knows the house well and did a fabulous birthday dinner for us.

Great website. Clear proformas and information on properties. Staff helpful on the phone. The property we hired was great, see my review on TripAdvisor (Mulberry Cottage, Lyme Regis). One slight issue I have from the last property we hired was that there was no inventory for the contents of the house, and so if there had been any challenge from the owner on missing items etc when we left, we had no way of knowing if the property conformed with the inventory when we went into the house in the first place. Not that we had any problem but it was just a thought - especially in this case as the owner was away, and the property was being serviced by a third party agency, who may or may not have had an inventory. From our evidence, there was a suggestion that they were not doing their job particularly well as there was a bin full of rotting food with hundreds of small maggots smelling odiously by the front door when we arrived. (But I wrote to you about this straight away, at the time). An oversight, but it was not particularly welcoming!! So could the owner (or we) trust the agency 100% we wondered, should there have been any challenge about the way in which we left the property.

Amazing house. Great area. Totally wonderful in every respect. Days outdoors surfing, cliff running, body boarding, playing on the beach etc followed by long evenings on the deck watching the sunset and enjoying dinner with family. I honestly cannot recommend the Dunes highly enough

Enjoyed a lovely stay at Holmegate House. The property is tastefully decorated, very comfortable , clean and excellently furnished. Everything catered for from crockery to games in an idyllic setting. Surrounded by beautiful villages and coastlines. The local high street of Wareham had everything you need. Thank you.

Pedington Manor was the perfect property for a 40th birthday family gathering of 20 people spanning 3 generations! A homely feel to the downstairs provides space to play for the kids and chill out and chat for the oldies. Wonderful dining room and kitchen/ utility with everything you'd need. Bedrooms are much less luxurious, basic really but quite fine nevertheless. We all had a truly brilliant time and would recommend Pedington Manor for any special occasion. We took advantage of Cattle Adventure park and Berkeley Castle too. Close by and good fun for all. I wouldn't hesitate recommending this fab property and hope others enjoy as we did.
