First impressions were wow! I spent the weekend away with my friends for my 30th birthday. We made memories that will last a lifetime. Everything was just spot on. I honestly can't complain about anything! Loved everything about my Kate & Tom's experience, thank you.

Some 14 of us had a lovely time in this most elegant and spacious of buildings, in a fantastic setting. Great for cooking large meals. Showers could be improved.

The Grey Cabin ,shabby chic but that's not an excuse for a tatty uncomfortable settee and rusty unusable bathroom cabinets and dirty unhygienic utensil drawers and wooden work surface and therefore overpriced. The garden had not been weeded for months and the lawn could not be used by the toddlers as it was so long.It was eventually cut 1 and a half days before we left after our request. Overall a shame as the property has great potential. As it is we would not recommend this property for a family holiday.

A beautiful house with wonderful views . Furnishings of the highest quality and beautifully maintained gardens. Pool was heated allowing us to use it even on cooler days - would love to return another time.

The house was incredibly well appointed and beautifully furnished. We were welcomed by the housekeeper and there were no major issues with anything during our stay that required us to contact him. Two small comments to feedback to you. Firstly, croquet is advertised as one of the activities available at the house, however this would not have been possible on the lawn area at the house (grass was too long and ground too uneven) and would need a proper level lawn for this activity to be played. Secondly, the grass had recently been mown but the clippings had not been collected so it was difficult, with the showers we experienced, for our children (who played football out on the grass area) not to transfer grass not only inside the house but also into the pool. Notwithstanding this 'grassy' issue, we had the most amazing weekend celebrating our parents' 50th wedding anniversary and exploring the beautiful Dorset area around Holmegate House. Many thanks. Property and online / phone comms with the team was excellent! Only feedback I have is on the management of the house whilst you are there. A welcome pack about where to find things / what to do when you leave etc would be helpful rather than needing to text the house manager to ask these questions. Other than that I'm really pleased with the service and homes provided - will definitely be using Kate & Tom's again! Kayley

Feedback on Ludbrook Manor (LM) GOOD 1. LM location and outside grounds and views, absolutely fabulous. 2. The majority of the bedrooms are presented in a very high standard, sympathetically decorated but with great en suite bathrooms. (But see 15 below) 3. The ability to seat 22 people around one table was great. 4. The indoor pool was fantastic and well used by all – a really great feature as well as the loungers and seating in the pool area and the warm temperature! 5. Plenty of fridge and freezer space in main house – also important to include that in the stables kitchen – a late discovery! AREAS MERITING COMMENT 1. On arrival met by Phil, who we understand to be the maintenance man for LM, in what were clearly his work clothes (paint stained etc). Not the best of first impressions, although he himself was very helpful. 2. Handover of the house was rushed and much information received from Phil later proved to be at odds with the written information in the LM guide. This needs updating for all aspects – e.g. rubbish and recycling instructions! 3. Setting up of sky on both TVs in the lounge areas by Phil took considerable time on Friday whilst guests were arriving. He achieved it in the end – but for the future a checklist to be worked through before guest arrival would seem to be required. See 5 below! 4. There was no soap or shower gel in any of the bedrooms/bathrooms and minimum loo roll provision– basic requirement in a rental of this type and cost? Required shopping trip interrupting planned weekend activity. If not to be provided then clients need to be informed in advance. 5. Initial hot water in stables ran out after Friday due to immersion heater not being switched on – only rectified on Sunday. 6. Outside hot tub – one complete corner jets not working. 7. Outside giant chessboard – unable to use as two key pieces apparently broken – so none provided! 8. Garden furniture around round table – one section backrest broken. 9. One of the two ovens (that in utility area) not working. Created difficulty all weekend when catering for 22 people – not least to outside chef. 10. Discovery of croquet set, footballs, rugby balls etc on Monday morning just prior to departure – could have saved us further expenditure had we known about this on Friday – don’t believe its location was covered in written LM guide – see above. 11. Chips to butler sink in main kitchen – not the best impression to give guests? 12. Good provision of glassware but omission of port glasses and decanter(s) was regrettable and required mid-meal recycling of wine glasses. 13. Although the pool area was an excellent feature the lack of plastic drinking glasses in LM meant that its use wasn’t as complete as it could have been – not least since the pool area included a bar! 14. A photo of each bedroom and lounge areas as well as those in the stables on the Kate & Tom’s website would be useful for potential clients to see when thinking of booking. 15. Further to 14 above, the bedroom called Mothercombe is extremely small and restricted not least the shower cubicle - difficult even to turn round in! 16. Phil kindly instructed us to call him if we had any issues. When we did need to call him to discuss the hot water problem the phone went straight through to voicemail; subsequently when contact was made he told us that the signal was very poor where he lived.

Cove cottage is an idyllic picture postcard property in a wonderful location. This was our second holiday here and it will not be our last. Kate & Toms do an excellent job of managiing our holiday. Thoroughly recommended.

Incredible house with beautifully turned out rooms. Generous kitchen store cupboards and plentiful toys for the 5 under 4s in our party. Wonderful outdoor space including huge trampoline, climbing frame and bbq. An absolutely brilliant weekend venue for our 7 adult 5 children catch up. The house was just so ideal we didn't leave it. We laughed together, relaxed together and spent some quality time catching up. A huge endorsement for Bois Mill

Last year we rented Welacres. Marsden Manor is a splendid house and we had a great week. The Housekeeper was excellent. Constructive comments to focus on would be; Childrens equipment OK but toys not as good as welacres. The playroom was good, but the train set for example was incomplete so a track could not be made. A wider selection of play things would have been appreciated, particularly as we had a lot of wet weather. The need for large garden toys was not required as the play house worked very well. You should keep an eye on your linen suppliers. Some of the pillows had a bad smell on the first night, and were not very fresh. They were replaced from beds we did not use, but the soft rinse and quality control needs watching. The kitchen cabinet doors all banged loudly, even drowning the noise of the children! I understand the wi-fi is being improved, it needs to be. Important international business by family members was conducted on the stairs. Other than that, a perfect place. Digby

Hello Digby! Marsden Manor is one of our newer properties and so all reviews truly are very welcome, thank you for taking the time. In the time since you have left this review we have purchased both children's DVD's and more indoor toys and activities to occupy children on the wet English days! We have also had a chat with our dry cleaning supplier in order to prevent any further issues with our linen. The wi-fi has been tricky in such an old house with thick walls but this is being looked at by BT and should be sorted soon! We stayed at Sweetoaks in June 2016 for a week on a family holiday. The house is spacious and comfortable - the beds especially - and we loved the large kitchen as a gathering place. The pool and hot tub were great, although the heated pool could have been a bit warmer - the weather wasn't particularly warm and it was quite bracing at times! The decorations were good but needed touching up in places and for our group there was a lack of shower facilities. Each en suite had a bath with an attachment but we felt separate shower cubicles would have enhanced the experience. The games room needed some tlc but the grounds and play facilities for the older children were wonderful. We all thought that the small pond opposite the kitchen door, set at the bottom of the wall, should have had an iron grill over it - we had a toddler of 18mths, as well as 6, 7 and 10yrs olds with us and we were always on edge when the kitchen door was left ajar as it was deep enough for the younger child to have drowned, should he have fallen in. We had a problem with the hot water while we were there but I rang the house manager and he arranged for a plumber to come straight out and it was fixed quickly and efficiently. All-in-all it was a lovely week and the surrounding area has lots to do. A visit to Dulverton and Tarr Steps is a must, as is Dunster.

Our stay at Polpier and Penpol was fantastic. Both are stunning properties, with fabulous accommodation and facilities with stunning views of the coast and harbour at Mevagissey. We were a large group of adults who all wanted ensuite facilities and these properties really delivered. The kitchens, particularly at Polpier are super. We had meals for all 20 in a lovely dining space. We were able to bring in outside caterers so the group could really relax and enjoy our week long stay. The swimming pool was well used as was the table tennis and snooker tables. The gardens are very well manicured and allow relaxing strolls around the grounds. The tennis court was also excellent. We look forward to a return visit at a future date.

We have not stopped talking about our amazing stay at The Lindens, it enabled us to get together the whole family in a relaxed atmosphere with luxurious interior and surrounding. The children loved being outside and the swimming pool, football, games room, tennis courts and trampoline were put to good use. Thank you for helping us build wonderful irreplaceable memories.
