Disappointed that there is no evidence that the Homeowners Alliance is prepared to campaign to stop the 200% council tax imposition on existing (as opposed to future) second home owners in areas where there is only a small percentage of second homes.

I am Honorary Surveyor to an estate of 13 medium rise blocks of flats in Merseyside.The managing agent is bullying the flat owners and ignores the RICS Service charge residential management Code which I have audited as a chartered surveyor. The right to manage can only be exercised block by block which is not practical due to rthe need to manage the ar parking and landscape areas which are shared. Andrew E. Hi Andrew, you are right that if you get the Right to Manage for your block, you will still be required to pay for your proportion of costs towards the shared facilities. But at least you have solved part of your problem. I have also heard of blocks that when they have applied for the Right to Manage has resulted in the Freeholder to change the managing agent. This could also be a good outcome for you. Good luck! We will continue to campaign on behalf of leaseholders.

No, completely biased If landlords are FORCED to spend thousands to improve their property you are dilsullionial if you believe the costs will not be passed on to tenants Lower heating/ energy costs for tenants will be absorbed by increased rents

I need a lot of help as my restrictive covenants have been broken and after a court case that went against me because the defendants added a case to my restricted easement case I do not have any rights at all now that is what it seems and I do not have anywhere to turn now and my house is falling in disrepair

That's a criticism we don't hear too often! The prices are set by the removal firms themselves based on the information you provide (eg number of bedrooms, the move distance). All users are asked if the final price paid was increased from the original price for unclear reasons, and the removal firms are asked regularly to update their prices. So we’re confident that the quotes are fair reflections of market rates. All firms are required to join an Ombudsman scheme to protect consumers. I hope it was a useful and easy way to shortlist removal firms in your area. Best of luck, Paula

Some good ideas. Legally not convinced by issues raised. Precompletion snagging vital. The paucity of info on a new build requires govt intervention

Thank you Tom for your comment. We completely agree that pre-completion snagging is vital and we are pleased to see that developers will be required to offer this to their customers as part of the New Homes Quality Code. Starting in May/June new homebuyers should read their reservation agreement carefully and make sure they take up the developer's offer to do their own inspection before completion. We will continue to keep a close eye on the industry and intend to hold them to account to ensure that these inspections give the buyers the reassurance they need - that their new home is ready for occupation. Unfortunately, as they will be limited in scope, these inspections will likely not remove the need for a fuller snagging survey at a later date if problems arise.
Some useful advice on getting a building survey done however, the advice is narrowly aimed at RICS only surveyors and does not mention RPSA, other types of chartered surveyor who may be more suitable for specific properties. EG. for a historic building, non standard construction, rural off grid properties etc. There are more qualifications than RICS out there

In it we do cover the Home Condition Survey provided by RPSA alongside the standard Levels 1-3 RICS survey. We also cover new build surveys but agree we could be more comprehensive and cover other types of surveys. We will look to update this page based on your comments.
You've really depressed me. How on earth do you work out the valuations? It's about £100K out! I know what properties are selling for on my block. Also, the explanation is confusing. How about some bullets or numbers to give us step by step guide.
