I have just ask for a free qoute on my property at a rough present day price 3bed ,one en-suited and 2 lounges ground floor ( The property is detatch with garage ). the overall plot is about 171/2 m2 What I would like to know as this property is leased on 99yr lease.,which started from 2005 (new built ) I am the 2nd owner and thinking of buying the freehold this year ,Is it possible to give me any idea of the price I would looking at paying. As you have 81 years left on the lease, it's really important for you to research your options now as your lease extension will cost more and more when it goes below 80 years. That's because you will need to pay a marriage value to your freeholder - which is essentially 50% of the uplift in the property price as a result of extending your lease. We do have a lease extension calculator you can use to get a ballpark figure. I found this very interesting as I have wanted to know where to write to as I think we do need to complain about estate agents in the surrounding area where we live as I have been on market so long and agents do not listen to me they try to push things for to all older people sell cheap and we cannot get mortgage at my age, when house prices have not gone low as what they try to take older people property for.
