Quite fair in principal. However, is it advisable to use the same Conveyancer to buy my new home & also sell my old one for which I have found my own buyer. Also how advisable is it to have Local Authority searches done. On my abortive property I kept receiving searches in the post one after the other with no comment on them & I could not understand them AT ALL! I am buying cash from sale so do not NEED searches so should I ave them when I never even got an explanation of the results last time. Thank you

Hi Pam, it is much easier for you to have one conveyancer to do both transactions (buy your new home, sell your old one) as timing is crucial here as I assume you need the proceeds of your sale to purchase your new home. Even if you are cash buyer we would still recommend you do the basic searches. I'm sure you would want to know if there are any big developments planned that may have an impact on you and your new home. The conveyancer, if he or she is doing their job correctly, should help you interpret your searches. If you decide not to conduct any local searches, your conveyancer may recommend that you take out no search indemnity insurance as an alternative.
Yes - thank you. Any new news on Leasehold is helpful. Better still would be to hear it is going to be abolished. I was mis-sold, trapped, and put through the ringer. Still fighting my way through all the complaint systems and exhausted.
